New York City property management, without the call center
New York City is one of the most demanding real estate markets in the country to own in — and one of the most rewarding when it's managed well. Between rent stabilization, HPD registration, DHCR filings, Fair Housing rules, and a housing-court system that expects landlords to get the details right, owning a residential building here is a full-time job with real legal stakes.
Yak Management exists to carry that weight for you. We're a boutique, principal-led property management company serving New York City, with deep roots in Brooklyn and a specialty most firms can't match: rent-stabilized and subsidized housing. Our founding team brings 40+ years of combined NYC real estate experience, and the principals who run the company stay personally involved with every property.
When you call Yak, you reach people who actually manage your building — not a ticket queue.
The character of the NYC rental market
No two New York markets behave the same way, and the difference isn't just rent per square foot. A rent-stabilized walk-up in Harlem, a renovated floor-through in a Brooklyn brownstone, and a mid-rise in Queens each demand a different leasing strategy, a different maintenance rhythm, and a different compliance calendar. Owners who treat "New York City" as one market — or who hand their building to a manager who does — routinely leave money on the table or walk into avoidable violations.
A few realities shape almost every NYC building we manage:
- Regulation is the baseline, not the exception. A large share of the city's apartments are rent-stabilized, which means annual DHCR registration, rent-guideline-board renewal limits, and strict rules on what you can and can't charge. Compliance isn't a one-time task — it's an ongoing operating discipline.
- Tenant demand is deep, but pricing is unforgiving. Overprice a unit and it sits; underprice it and you lose income for the life of the lease. Accurate, data-informed pricing is where a brokerage-trained manager earns their keep.
- Older housing stock needs proactive care. Much of New York's rental inventory is pre-war. Aging boilers, plumbing, and facades reward owners who maintain proactively and punish those who wait for a crisis.
We manage inside these realities every day, which is why owners lean on us for judgment, not just labor.
Where we work across NYC
Our office is at 1100 Bedford Avenue in Bedford-Stuyvesant, and Brooklyn is our home market. From there we manage residential buildings across the city:
- Brooklyn — our core coverage area, from Bed-Stuy and Crown Heights to Bushwick, Clinton Hill, Fort Greene, and beyond. See our Brooklyn property management hub for the full picture.
- Manhattan and Harlem — brownstones, walk-ups, and small-to-mid multifamily buildings.
- Queens — residential and multifamily properties throughout the borough.
- Greater NYC — we take on the right buildings across the five boroughs, especially where our rent-stabilization and multifamily expertise adds real value.

The NYC buildings we specialize in
Yak Management focuses on residential multifamily buildings, from 2 units up to roughly 60-unit apartment buildings. That's the sweet spot of the New York housing stock: pre-war brownstones, rowhouses, walk-ups, and mid-sized apartment buildings, many of which include rent-regulated or subsidized units.
That focus matters, because these buildings carry obligations that trip up generic managers:
- Rent stabilization. Roughly half the city's rental apartments are rent-stabilized, each with its own registration, renewal, and rent-calculation rules. Our NYC rent stabilization guide explains how the system works, and it's a system we operate inside every day.
- HPD compliance. Registration, violations, and inspections all run through NYC's Department of Housing Preservation & Development. We keep buildings registered and violations resolved before they become fines.
- Subsidized housing. Programs like Section 8 and other subsidies come with their own inspections and paperwork — we manage them so tenants keep their housing and owners keep their income steady.
For a full grounding in the rules that govern NYC owners, our NYC landlord-tenant law guide is a good place to start.
What full-service NYC management looks like
Owning in New York shouldn't mean fielding 2 a.m. leak calls or deciphering DHCR notices yourself. Our full-service property management covers the entire lifecycle of your building:
- Leasing and tenant placement. Yak grew out of a residential brokerage, Pear NYC, so leasing is in our DNA. We routinely fill vacancies in under 7 days at market rent, with professional marketing, fast showings, and thorough screening. Learn more about our tenant placement and leasing services.
- Tenant screening. Credit, income verification, rental history, background review, and financial analysis — so you get qualified, reliable tenants.
- Maintenance and repairs. Prioritized by urgency, handled by trusted vendors, with immediate emergency response. Our maintenance service kept an owner informed through multiple simultaneous emergency leaks during an extended winter freeze — coordination that protects your building and your tenants.
- Rent collection and financial transparency. Rent collection and owner reporting run through AppFolio, so you can see your building's financials and documents anytime through a secure owner portal.
- Compliance. We stay current on Fair Housing, HPD, landlord-tenant law, and rent stabilization, and advise owners on landlord insurance.
Built on a brokerage, run by its principals
Yak Management grew organically out of Pear NYC, our founders' residential brokerage. While leasing apartments for landlords, owners kept asking the team to manage their buildings too — wanting a manager who was responsive, transparent, and personally invested. That's the company we built.
That origin gives NYC owners two things at once: a brokerage-grade leasing engine that keeps vacancy low, and boutique, hands-on management where the principals know your building. We've grown from 25–50 units to nearly 400 units without losing that personal touch, and our 5.0 Google rating reflects it — owners and tenants consistently praise our communication and accountability.
One story sums up the difference: under prior management, a bedridden tenant had refused building access for repairs. We rebuilt her trust, gained access, completed the work, and kept her subsidy intact. That's what principal-involved management looks like in practice. You can read more about our story on our about page.
Why NYC owners switch to Yak
Owners who transition from prior managers consistently report the same improvements: better communication, faster maintenance response, and stronger tenant relationships. In a city where a missed HPD deadline or a mishandled rent-stabilized renewal can cost thousands, having a manager who catches the details — and picks up the phone — changes everything.
We're selective and boutique on purpose. That means we can be genuinely responsive: same-day communication for owners when possible, and within 24 hours for tenants.
It also means the hard parts of NYC ownership stop being your problem. HPD registration, DHCR filings, Fair Housing and source-of-income rules, heat and hot-water compliance, inspections, renewals — we handle the paperwork and the deadlines so you can own your building instead of administering it. Our leadership includes licensed New York real estate brokers, and the team stays current on the city's constantly changing housing regulations. When a rule changes, you don't have to track it; we already do.
