Information we collect

  • Information you provide. When you submit a form, request a property consultation, apply for an apartment, or contact us, we may collect your name, email address, phone number, company, property details, and any message or attachment you send.
  • Applicant and tenant information. To evaluate rental applications and administer leases, we collect information necessary for tenant screening — which may include identity, employment and income details, rental history, and the results of credit and background checks performed by third-party screening providers. Voucher-related programs (such as Section 8/HCV, CityFHEPS, or HASA) may require us to collect and share additional documentation with the administering agency.
  • Owner information. For property owners, we collect the contact, banking, and property details needed to manage buildings, remit funds, and deliver financial reporting.
  • Automatically collected information. Like most websites, we collect standard technical data such as IP address, browser type and version, internet service provider, date and time stamps, pages visited, referring and exit pages, and approximate location. This is collected through server log files and analytics tools and is used to understand site usage, administer the site, and identify trends. We do not use it to identify you personally.

Cookies and analytics

Our website uses cookies and similar technologies to remember your preferences and to understand how the site is used.

We use Google Analytics 4 to measure website traffic and engagement. How we share information

We do not sell your personal information. We share it only as needed to run our business:

  • Property management platform. AppFolio, which powers our owner and tenant portals, rent payments, and maintenance requests.
  • Tenant screening and payment providers, to process applications and transactions.
  • Email delivery. Mailgun, which transmits website form submissions to our office.
  • Website hosting and infrastructure providers, which process technical data in order to serve the site.
  • Our website and marketing provider, which receives a copy of website form submissions to support and troubleshoot our lead handling.
  • Property owners, where information is needed to manage their buildings.
  • Government agencies, where a voucher, subsidy, or regulatory program requires it — for example NYCHA, HPD, HRA, or DHCR.
  • Professional advisors and authorities, where required by law, subpoena, or to establish or defend legal claims.

How long we keep information

We keep personal information for as long as needed for the purpose it was collected, and afterwards for as long as required by law — including lease, tax, fair housing, and rent-regulation recordkeeping obligations, which in New York can require records to be retained for several years. When information is no longer needed, we take steps to delete it or render it unreadable.

Data security

We use secure, encrypted platforms — including AppFolio's owner and tenant portals — together with administrative, technical, and physical safeguards designed to protect personal information, particularly financial and identity data. Our practices are intended to be consistent with the data-security requirements that apply to New York residents' private information under the New York SHIELD Act. No method of transmission or storage is completely secure, but we work to protect your information appropriately.

Your choices

  • Marketing email. You may opt out at any time using the unsubscribe link in any marketing message, or by emailing us. We will still send you messages necessary to administer your tenancy, application, or management agreement.
  • Access and correction. You may ask us to confirm what personal information we hold about you and to correct anything inaccurate.
  • Deletion. You may ask us to delete personal information, subject to the recordkeeping obligations described above.

California privacy rights (CCPA/CPRA)

If you are a California resident, you may have the right to request that we disclose the categories and specific pieces of personal information we have collected about you, request deletion of that information, request correction of inaccurate information, and direct us not to sell or share your personal information.

We do not sell or share personal information as those terms are defined under California law. We will not discriminate against you for exercising any of these rights.

GDPR and UK data protection rights

If you are located in the European Economic Area or the United Kingdom, you have the right to access your personal data, to have inaccurate data corrected, to have data erased, to restrict or object to processing, and to data portability, in each case subject to the conditions set out in applicable law.

Your first copy of your personal data is provided free of charge. We may charge a reasonable, administrative-cost-based fee only for additional copies, or where a request is manifestly unfounded or excessive.

Children's information

Protecting children online matters to us, and we encourage parents and guardians to take an active role in their children's internet use.

Our website is not directed at children, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, contact us immediately and we will take prompt steps to remove it from our records. Where a minor is a member of an applicant's or tenant's household, we collect only the household information required to administer the application or lease.

Third-party links

Our website links to third-party sites and services — such as AppFolio, Pear NYC, and social platforms. Those sites have their own privacy policies, and we are not responsible for their practices. We encourage you to read the privacy policy of any site you visit.

Changes to this policy

We may update this Privacy Policy from time to time. We will post the revised policy on this page and update the "Last updated" date above. Where changes are material, we will provide additional notice. Changes take effect when posted, and we encourage you to review this page periodically.
