How to submit a maintenance request in AppFolio

  1. Log in to the AppFolio tenant portal with the email tied to your lease. First time in? Look for your activation email, or contact us and we'll resend the invite.
  2. Open the Maintenance tab and choose "Request Maintenance."
  3. Describe the problem clearly — what's happening, which room, and how long it's been going on.
  4. Add photos or a short video. A picture of the leak, the appliance model, or the affected area helps our team and vendors show up prepared.
  5. Submit. You'll get a confirmation, and you can check the status of your request in the portal anytime.

The more detail you give us up front, the faster we can dispatch the right person with the right parts.

What happens after you submit

Every request is triaged by urgency. We coordinate repairs through our network of trusted, preferred vendors and keep you updated as the work is scheduled and completed. Because principals at Yak stay personally involved in operations, you're dealing with a team that actually runs your building — not a call center. We aim to respond to tenants within 24 hours, and emergencies get an immediate response.

Emergencies vs. routine requests

Knowing the difference helps us help you faster.

Call for emergencies right away — don't wait on a portal request for:

  • No heat or no hot water (see NYC heat and hot water requirements)
  • A gas smell — leave and call 911 or your utility (Con Edison / National Grid), then tell us
  • Flooding or a major water leak
  • Total loss of electricity or an electrical hazard
  • Fire — call 911 first
  • A lockout with no safe way into your home

Submit routine requests through the portal for things like:

  • Dripping faucets, running toilets, or slow drains
  • A broken appliance that came with the unit
  • Squeaky doors, loose fixtures, or minor hardware
  • Pests (report early — it's easier to resolve fast)

New York protects renters. Under the warranty of habitability, your home must stay safe, clean, and livable, and owners are responsible for essential repairs. Yak Management handles these obligations on behalf of the building owners we work with — accurately, and in line with HPD and NYC housing rules.
