What your apartment should actually rent for
Pricing a Brooklyn rental is part data, part local judgment. List too high and the unit sits empty — every vacant week is rent you never get back. List too low and you leave money on the table for the length of the lease. A rental analysis removes the guesswork by grounding your asking price in what comparable apartments are truly leasing for right now.
At Yak Management, our analysis is free, specific to your property, and comes with no obligation to hire us. We built it the same way we built the firm: born from a brokerage — Pear NYC — so we watch the Brooklyn rental market every single day.

What goes into the number
A real analysis looks at far more than square footage. We weigh:
- Location — block, neighborhood, and proximity to trains, parks, and commercial corridors. Pricing in Bed-Stuy, Crown Heights, and Bushwick each move on their own trend lines.
- Unit specifics — bedroom/bath count, condition, light, outdoor space, laundry, and finishes.
- Recent comparables — apartments that actually leased nearby, not stale or aspirational listings.
- Demand and seasonality — Brooklyn's rental market moves through the year, and timing affects both price and days-on-market.
- Regulatory status — whether the unit is free-market, rent-stabilized, or subsidized, which can cap the legal rent regardless of demand.
Why regulatory status matters so much
This is where generic pricing tools go wrong. If your apartment is rent-stabilized, the legal regulated rent governs what you can charge — annual increases are set by the NYC Rent Guidelines Board and administered under DHCR rules, not by market demand. Charging above the legal rent, or missing a required registration, can expose you to overcharge claims and penalties.
Rent-stabilized and subsidized housing is our specialty. We flag a unit's likely status at the analysis stage so your price is competitive and compliant from day one. To go deeper, see our guides to pricing a Brooklyn rental and the broader Brooklyn rental market.
From number to leased apartment
A price is only useful if the unit actually rents. Because Yak grew out of a brokerage, we don't just tell you a number — we can market and lease the apartment too. Our leasing and marketing and tenant placement and screening services routinely fill vacancies in under seven days, with rigorous screening covering credit, income, rental history, and background review.
If you decide you'd rather hand the whole building off, our full-service property management covers leasing, rent collection, maintenance, and HPD and rent-stabilization compliance end to end.
