The Ridgewood housing stock we manage

Ridgewood has one of the most architecturally consistent housing stocks in New York City, and it happens to line up almost exactly with our specialty:

  • Mathews Model Flats. The neighborhood's signature building type — yellow- and tan-brick multifamily rowhouses built in long, uniform rows in the early 20th century, generally configured as six-family buildings. Ridgewood has them by the hundreds.
  • Two- to four-family brick rowhouses. Solid, well-built attached housing throughout the residential blocks, frequently owner-occupied with rental units.
  • Small apartment buildings and mixed-use. Walk-ups and retail-over-residential buildings along Myrtle Avenue, Fresh Pond Road, and Seneca Avenue.

Large portions of Ridgewood fall within designated historic districts, both local and national. Where a local NYC landmark designation applies, street-visible exterior work generally requires Landmarks Preservation Commission approval before it begins — a constraint worth knowing before you scope a facade or window job, not after.

Why the six-family profile matters

Ridgewood's defining building type creates a defining management issue. A building with six or more units built before 1974 is generally subject to rent stabilization — and that is a near-perfect description of a Mathews Flat.

Ridgewood is well served for a neighborhood of its density. The M train runs through it with stops at Seneca Avenue, Forest Avenue, and Fresh Pond Road, and the L is a short walk away at Halsey Street and DeKalb Avenue on the Bushwick side. Myrtle Avenue and Fresh Pond Road anchor a genuinely busy retail spine, and the neighborhood's mix of long-standing families and newer arrivals from Bushwick and Williamsburg keeps rental demand consistent year-round.
