East Flatbush is a stable, deeply residential neighborhood of two-family houses and small apartment buildings, with a substantial share of voucher-supported tenancies. For owners here, the recurring friction is rarely the building — it is the administrative load of running subsidized tenancies correctly.

What we run
The RFTA packet. Prepared completely and chased through review. Most voucher lease-up delay traces to a packet with a missing signature, an inconsistent unit address, or a proposed rent the agency cannot immediately verify as reasonable. Every kickback adds days or weeks before an inspection is even scheduled.
Inspection preparation. The unit prepped against the standards before the inspector arrives, not after a failure. Re-inspections handled when they happen.
HAP contracts. Executed and tracked, with the owner's obligations and the agency's payment schedule both monitored.
Monthly reconciliation. The tenant portion and the agency portion tracked separately and reconciled, so a shortfall is visible in the month it occurs rather than discovered at year end.
Rent reasonableness and regulated units
Where the building is also rent-stabilized, the proposed rent has to line up with the unit's registered legal rent. Quoting a number on the RFTA that does not match the legal rent creates a rent-reasonableness rejection, a stabilization compliance question, or both — and those surface after the tenant has moved in.
We verify regulatory status during onboarding so the two frameworks agree before anything is filed.
Screening and the law
Source-of-income discrimination is unlawful in New York City. A voucher holder is evaluated on the same lawful criteria as any other applicant, applied identically. We screen every applicant that way, which is both the legal requirement and the practice that produces the best tenancies.
