The three inspections every rental needs

Move-in inspections

Before a new tenant takes possession, we walk the entire apartment and record its condition in detail — walls, floors, ceilings, appliances, plumbing fixtures, windows, cabinetry, and required safety devices. Every observation is backed by dated photos.

This baseline is the foundation of a fair security deposit process. Under New York's 2019 deposit rules, landlords may only deduct for damage beyond normal wear and tear, and tenants are entitled to request a pre-move-in inspection. A clear move-in record makes that entire process defensible and drama-free at move-out. Routine inspections during tenancy

Small problems get expensive when nobody's looking. Periodic inspections let us catch a slow leak before it reaches the apartment below, spot a failing water heater before it fails in January, and flag conditions that could become HPD violations before an inspector or a 311 call does.

Routine inspections also feed directly into our maintenance program — issues we find get triaged by urgency and routed to trusted vendors, so your building is maintained proactively instead of reactively. Move-out inspections

When a tenant vacates, we inspect against the original move-in record. Inspections and NYC compliance

  • Smoke and carbon monoxide detectors — confirming required devices are present and functional.

  • Pests, leaks, and mold — catching moisture and infestation problems early.
  • Egress, common areas, and safety — checking the shared spaces inspectors actually look at.
